What we do

Appliance
maintenance,
job by job.

Ten services we take on. Each service on this list has a page of its own: which part of which appliance it keeps clean or replaces before it wears out, how often it is worth doing in an ordinary home, what you can do between visits, and the point where upkeep stops and a repair begins.

The work itself

In the order it gets done: the cheapest cause first, and the expensive answer at the bottom where it usually belongs.

A technician in a plain navy work shirt seen from behind and shoulders down, standing in a bright home kitchen with a plain clipboard in one hand, looking toward a stainless built-in refrigerator and a wall of cabinetry with a built-in oven, a small closed tool bag on the floor beside him, calm morning light. Diagnostic fee

Whole-home maintenance visit

One unhurried pass through every appliance in the house, with a written log of what each one needs next.

Close view at floor level in a home kitchen, the kick plate removed from under a stainless refrigerator and set aside, a technician's gloved hand seen from the shoulders down sliding a long thin white condenser brush between the dusty coil fins, a vacuum nozzle held just beside it, light wood floor, soft daylight. Cost: lowest

Condenser coil cleaning

Dust and pet hair brushed and vacuumed off the coil and fan of every cold storage unit in the house.

Inside the fresh food section of an open stainless refrigerator in a bright home kitchen, a technician's hands seen from the shoulders down twisting a new white cylindrical water filter cartridge into its housing in the upper corner, the old cartridge resting on a folded towel on a glass shelf, soft daylight. Cost: low

Water filter and descaling service

Fresh filters in dispensers and ice makers, and scale cleared from steam ovens, ice makers and dish care machines.

The open door of a stainless refrigerator in a bright home kitchen, a technician's hands seen from the shoulders down pressing a new gray magnetic door gasket into its channel along the hinge side, the old gasket coiled on a towel on the counter, a strip of plain white paper caught in the door edge, soft daylight. Cost: low to moderate

Door seal check and replacement

Gaskets on cold storage, oven and dish care doors tested edge to edge, cleaned or refitted, and the doors realigned.

A home laundry room with a front-loading vented machine pulled out from the wall, a technician seen only from behind and shoulders down on one knee holding a length of silver flexible duct, a thick gray mat of lint pulled from it lying in a clear bag on the floor, a round metal exhaust collar in the painted wall behind, soft daylight. Cost: low to moderate

Lint path and exhaust vent cleaning

Lint cleared from the screen housing, the duct behind the laundry and the whole run to the outside hood.

Low view of a white front-loading washer in a clean home laundry room, the small access door at the bottom front open, a technician's hands seen from the shoulders down unscrewing the round drain filter over a shallow pan with a folded towel under it, a few coins and a hair tie resting in the pan, soft daylight. Cost: low

Drum seal and drain filter cleaning

The door boot, drain filter, detergent drawer and fill hoses on the washer cleaned and checked, and the machine leveled.

Close view of a stainless home kitchen sink with warm water running, a technician's hands seen from the shoulders down scrubbing a round mesh dishwasher filter with a soft brush, a removed lower spray arm resting on a folded towel on the counter beside the open empty dishwasher, soft daylight. Cost: lowest

Dish care filter and spray arm cleaning

Filters, spray arm nozzles, door seals and the drain loop cleaned and checked so dishes come out clean again.

Close view of a home gas cooktop with its cast iron grates lifted off, one brass burner head exposed with its cap set aside, a technician's hand seen only from the wrist down clearing a port with a thin straight pin, every burner off and no flame, a small spray bottle of leak detector on the counter, soft daylight. Cost: low to moderate

Burner, igniter and gas connection check

Burner ports and caps cleaned, igniters cleared, every flame read, and the gas connector and shutoff leak-tested.

A stainless wall hood over a home cooktop in a bright kitchen, a technician's hands seen from the shoulders down sliding a clean shining baffle filter back up into the hood's underside, a second filter resting on a folded towel on the counter, the cooktop off and cold, soft daylight. Cost: low

Grease filter and hood fan service

Hood and microwave grease filters degreased or replaced, charcoal pads renewed, and the fan and duct checked for airflow.

A bright home kitchen with a stainless refrigerator, a built-in oven and a dishwasher in light cabinetry, a plain open notebook and a pen on the counter in the foreground, a technician seen from behind and shoulders down in the soft background closing the dishwasher door, calm afternoon light. Cost: lowest

Annual maintenance plan

Scheduled upkeep visits for every appliance in the home, spread across the year, with one running service log.

Before you book

What each of these usually costs

Bands rather than prices, because nobody can quote a figure before the home appliance has been looked at — and the diagnostic visit that decides it, set against the service.

What a service
usually costs.

Compare the price of upkeep with the price of the trouble it heads off, not with nothing. A coil cleaning costs a fraction of a compressor, a lint path cleaning a fraction of a heater or thermostat, a set of braided hoses a fraction of a new floor and a few days of fans running in the laundry room. Upkeep also lowers the power and gas bills a little every month, and it is what lets a well-built appliance reach the full service life its maker designed for. The math changes only where an appliance is already near the end: very old, on its third or fourth repair, or built in a way that no longer has parts. There a visit can still clean and log it, and the log tells you honestly when to stop spending on it. The same visit is also the cheapest time to find the small problem that would otherwise arrive as a breakdown.

Whole-home maintenance visit: Upkeep is quoted after the appliances have been seen.

ServiceRelative costNotes
Condenser coil and fan cleaned on a refrigerator, freezer, wine or beverage unit or ice maker, drain pan checked lowest A single freestanding unit with a coil under the kick plate is the smallest job here. A built-in with a top coil, a column pair or several units in one trip take longer, and a coil packed solid in a garage takes longest.
Water filters replaced and flushed, inlet screens checked, descaling run on a steam oven, ice maker or dish care machine low One filter swap is modest, and the cartridge itself is the main part of it. Descaling a steam oven or an ice maker with the maker's product adds time, and several water appliances on hard water make the fuller visit.
Door seals tested, cleaned and reseated, hinges and cabinet level adjusted, a worn gasket replaced low to moderate A seal that only needs cleaning and a hinge or leveling adjustment is the light end. A new gasket on one door is a step up, and seals on a column pair, an oven door or a front-loader's boot are the fuller job.
Lint path cleaned from the screen housing through the transition duct and wall run to the outside hood low to moderate A short, straight run through one wall is the lighter end. A long run with bends, a roof or soffit exit, a stacked pair or a closet installation takes longer, and a crushed transition replaced with metal duct adds a part.
Drain filter cleared, door boot and detergent drawer cleaned, tub clean run, fill hoses checked and machine leveled low A front-loader with a reachable filter and a light film is modest. Heavy mildew in the boot, a stacked pair that has to be separated or new braided hoses fitted on the same visit sits higher.
Filter and sump cleaned, spray arm nozzles cleared, door seals and dispensers checked, drain loop confirmed lowest A filter clean and nozzle clearing is the smallest item on this page. Adding the disposer splash guard, a drain hose rerouted into a proper high loop or a replacement filter makes it a little longer.
Burner heads, ports and caps cleaned, igniters cleared, flames read, gas connector and shutoff leak-tested low to moderate A four-burner cooktop with light spills is the light end. A pro-style layout with six or eight burners, a griddle and two ovens takes longer, and an old connector swapped for a new one adds a part.
Hood or microwave grease filters degreased or replaced, charcoal pads renewed, fan housing wiped, damper checked low Degreasing the metal filters of one hood is modest. New filters, fresh charcoal pads on a recirculating model or a heavily coated blower housing make the fuller visit.
Annual plan: scheduled visits across cold storage, cooking, dish care and laundry, with one running service log lowest Each planned visit costs no more than the separate jobs it covers, and usually less, because the technician already knows the house and its log. Parts found worn along the way are quoted before anything is fitted.

Start from what you noticed

Most people arrive knowing the symptom, not the service. These are the jobs each one usually turns out to be, cheapest first — and every one of them starts with the whole-home maintenance visit.

Questions about
the work.

I just want everything looked at. Which service should I pick?
The whole-home maintenance visit. List the appliances you own in the booking and the technician works through each one, then tells you which of the individual services on this page each appliance actually needed and which can wait a year.
Can one visit combine several of these services?
Yes, and that is how most visits run. Coil cleaning on the refrigerator, a filter change, the dryer exhaust and the hood filters fit into one trip and one trip fee. You see a price beside every task and decide which of them happen.
Where can I compare what each maintenance service costs?
Swapping a water cartridge and clearing a thirty-foot exhaust run through an attic are very different jobs. The cost page ranks the services from the smallest to the largest, and the visit shows where your house falls.
Do you bring filters and gaskets, or order them afterward?
Common refrigerator water cartridges, hood grease filters, braided supply hoses, lint screens and many door gaskets travel on the truck, and model numbers in the booking raise the odds of a match. A gasket for a rarer built-in or a filter for an older model is ordered and fitted on a short return trip.
