The open door of a stainless refrigerator in a bright home kitchen, a technician's hands seen from the shoulders down pressing a new gray magnetic door gasket into its channel along the hinge side, the old gasket coiled on a towel on the counter, a strip of plain white paper caught in the door edge, soft daylight.

What the door seal check and replacement
involves.

A door seal is the cheapest part on most appliances and one of the hardest working. A refrigerator or freezer gasket holds cold air in thousands of times a year; an oven gasket holds several hundred degrees of heat at the door edge; a dishwasher's door gasket and lower seal hold hot water in the tub; the rubber boot on a front-loading washer does the same around its drum. Seals do not usually fail all at once. They flatten where the door folds against the hinge, pick up grease where hands reach, tear at a corner or pull out of their channel, and the appliance compensates by running longer, heating longer or leaking a little. The check comes first. The technician closes the door on a strip of paper at points around its whole edge and feels for drag, looks at the seal in raking light for tears and flattened spots, and checks whether the door itself hangs square on its hinges. Often a cleaning with warm water and mild soap, a reseat into the channel, a hinge adjustment or leveling the cabinet is all it takes. Where the seal itself is done, a new one matched to the model is fitted and allowed to settle, and the door is closed on paper again to prove it.

How the visit goes

Door seal check and replacement,
step by step.

Test the door again on paper, and note in the log which seals were cleaned, adjusted or replaced.

01

Close each door on a strip of paper at points all around its edge and feel where the grip is weak or missing.

02

Look over the seal in raking light for tears, hard spots, grime and places where it has pulled out of its channel.

03

Clean the seal and the surface it meets, reseat it, and adjust the hinges or the cabinet level where the door hangs out of square.

04

Fit a new seal matched to the model where the old one is torn or has lost its shape, and let it relax into place.

05

Test the door again on paper, and note in the log which seals were cleaned, adjusted or replaced.

All service areas

Tampa BayFL · 31 areas

Humid Tampa Bay air condenses on any refrigerator or freezer door that closes loosely, and a door seal check there finds the torn corner or flattened stretch before frost and sweating appear, while mildew in the gasket folds is washed out.

OrlandoFL · 30 areas

Orlando vacation homes and rentals see doors opened by many hands, and gaskets on refrigerators, dishwashers and front loaders wear faster for it, so a door seal check between seasons catches splits and loose corners before a guest does.

Miami / South FloridaFL · 47 areas

Through South Florida's damp months black mildew spreads in the folds of refrigerator and front-loader seals, and a door seal check there washes those folds with a mild solution, dries them and replaces any gasket that has hardened or stopped gripping.

New York MetroNY · 75 areas

A refrigerator door in a narrow New York kitchen that brushes a counter edge or a radiator cover every time it opens wears its gasket at that one corner first, and a door seal check there looks for that spot before testing grip along the rest of the seal.

HoustonTX · 36 areas

Houston humidity turns a weak refrigerator seal into beads of water on the door frame within days, and a door seal check there tests grip at several points, cleans the hinge side where grime collects and levels the cabinet so the door swings shut on its own.

ChicagoIL · 50 areas

Dry, heated Chicagoland winters stiffen the rubber on older refrigerator and oven doors, and a door seal check there looks for hardened, cracked corners before summer humidity turns a small gap into frost on the freezer shelves.

Los AngelesCA · 95 areas

Dry Los Angeles air and fine dust leave door seals on refrigerators, wine units and ovens gritty and stiff, and a door seal check there wipes the folds clean, treats the rubber only the way the maker's care chapter allows and replaces a gasket that has pulled away.

San DiegoCA · 31 areas

Coastal San Diego homes see refrigerator and front-loader seals mildew in marine air even through mild summers, so a door seal check there cleans and dries the folds and looks for the hinge sag that lets a door close crooked.

San Francisco Bay AreaCA · 74 areas

Bay Area built-ins often wear custom panels heavy enough to pull a door out of line over the years, and a door seal check there adjusts hinges and panel mounting before replacing a gasket that was only being pressed unevenly.

Questions about
the door seal check and replacement.

Can a gasket that looks flattened be brought back without replacing it?
Sometimes. A seal that is clean and intact but compressed at one spot can recover with gentle warmth from a hair dryer on a low setting and a few hours closed. A seal that is torn, split or hardened is replaced.
What is the paper test, and does it work on every door?
Close the door on a strip of paper and pull; you should feel steady drag. Repeat at several points around the edge. It works on cold storage and dish care doors; oven gaskets are judged by look and feel instead, with the oven cold.
Is it safe to clean an oven door gasket?
With care. Many oven gaskets are woven fiberglass that frays if scrubbed, and makers usually warn against cleaning it with harsh products during self-clean. A soft damp cloth and a light touch are the rule; a gasket that sheds threads is replaced.
