What the whole-home maintenance visit
involves.

A whole-home maintenance visit is a walk through the house with the appliances as the agenda. It starts wherever you use them most, usually the kitchen, and ends in the laundry room or the garage. At each one the technician looks for the quiet signs of wear before they turn into a breakdown: a condenser coil wearing a coat of dust, a gasket that no longer grips a sheet of paper, a burner with a patch of yellow in its flame, a dish care filter caked with food, lint collecting behind the dryer, a washer hose with a soft spot near its crimp. Readings are taken where they tell something: the temperature in the fresh food and freezer sections, the time a dryer needs to heat, how long a dishwasher takes to drain. Easy jobs, such as brushing a coil or rinsing a filter, are done on the spot if you agree; longer ones are listed. You keep a written log with each appliance's model, what was cleaned, what was found and when it should next be looked at. Anything already broken is named plainly and handed to the sister repair site for that appliance.

How the visit goes

Whole-home maintenance visit,
step by step.

Leave a written log per appliance: what was done, what is wearing, when it is due next, and anything that is now a repair.

01

Walk the house with you and list every appliance, its age if known, and anything it has started doing differently.

02

Look at each one in turn: coils, seals, filters, burners, drains, hoses and exhaust, with the cover panels the maker lets owners remove.

03

Take the readings that matter for each: section temperatures, drying and drain times, flame shape, and how level each cabinet sits.

04

Do the short cleaning jobs you approve on the spot, and set aside anything that needs parts or a second visit.

05

Leave a written log per appliance: what was done, what is wearing, when it is due next, and anything that is now a repair.

  1. Every appliance you want looked at, room by room, including a garage freezer or a second oven
  2. The makes and models if they are handy, and roughly how old each one is
  3. Anything that has changed lately: louder, slower, warmer, smellier or a light on the display
  4. Where the water shutoffs, the gas shutoff and the breaker panel are, and any pets that need to be kept away

All service areas

Tampa BayFL · 31 areas

A whole-home maintenance visit around Tampa Bay starts with what the long wet summer leaves behind, a damp laundry room, a musty front-loader seal and a refrigerator grille furred with dust and pet hair, and each finding goes into the home's service log with a date so the visit before the next storm season picks up where this one ended.

OrlandoFL · 30 areas

In Orlando's newer subdivisions a whole-home maintenance visit often meets a full set of appliances bought together when the house closed, so the technician walks them in the order they tend to wear, the laundry exhaust run first, then the kitchen's water filter, then the coils under the refrigerator, and logs each one for the homeowner.

Miami / South FloridaFL · 47 areas

A South Florida whole-home maintenance visit is usually timed for late spring, ahead of the wet months and hurricane season, so coils are brushed, supply hoses looked over and gaskets wiped of mildew, and a condo owner who leaves for the summer knows what was found before the place is closed up.

New York MetroNY · 75 areas

New York apartments fit a whole kitchen, and sometimes a stacked laundry pair, into a few feet of wall, and a whole-home maintenance visit there works around radiators, building rules and a narrow booking window, checking each appliance's breathing room as carefully as its filters and seals.

HoustonTX · 36 areas

Houston's heat and humidity work on every appliance in a house at once, so a whole-home maintenance visit there hunts the same enemy in several places: mildew in gaskets and drum folds, dust packed onto condenser coils, and rust starting wherever condensation sits for a summer.

ChicagoIL · 50 areas

Chicagoland homes often keep the laundry in a basement and the kitchen two floors up, and a whole-home maintenance visit covers both: the long exhaust run from the dryer to the rim joist and the washer's hoses beside the floor drain below, then burners, filters and seals upstairs, all in one log.

Los AngelesCA · 95 areas

A Los Angeles whole-home maintenance visit reads the basin's two habits inside the house, mineral-rich water on anything that heats, chills or sprays it and fine dust on anything that moves air, then checks gas connector slack and appliance restraints because the region shakes.

San DiegoCA · 31 areas

San Diego homes range from beach cottages in damp marine air to inland houses baked on Santa Ana days, and a whole-home maintenance visit there begins by placing the house in one of those two climates, since that decides whether coils, hinges or water parts get the closest look.

San Francisco Bay AreaCA · 74 areas

A day of Bay Area whole-home maintenance visits can cross three microclimates, from foggy city flats to hot inland suburbs, and each visit ends with a written list by appliance that separates what was cleaned today from what should be watched before the next one.

Questions about
the whole-home maintenance visit.

How long does a whole-home maintenance visit take?
It depends on how many appliances there are and how long ago they were last cleaned. A kitchen and a laundry pair is usually a morning or an afternoon; a large house with column units, two ovens and a garage freezer can fill most of a day.
What happens if something on the visit turns out to be broken?
You hear it plainly, with what was seen and why it points to a failed part. That work belongs to our sister repair site for that appliance, and the notes from the visit go with it so nobody starts from zero.
Is a whole-home visit worth it when everything seems to work?
That is the best time for it. Coils, filters, gaskets and lint paths wear gradually and silently, and catching them while everything still works is cheaper and far less disruptive than a breakdown on a holiday weekend.
