What the annual maintenance plan
involves.

An annual maintenance plan puts the jobs on this site on a calendar, so none of them depends on anyone remembering. Most homes need two visits a year, some one, some three, depending on how many appliances there are, how hard they work and how hard the water is. The plan is built around your house, not a checklist. A household with a garage freezer, a column pair and pets might have its coils done twice a year; a family that runs the laundry daily might have the exhaust run cleaned before winter and the washer's drain filter and hoses looked at in spring; a steam oven on hard water gets its descaling timed to the reminder. Each visit follows the log from the one before: what was cleaned, what was wearing, what the readings were. That history is the real value. It shows when a unit starts drifting, it tells you whether a repair or a replacement makes sense when the day comes, and it is useful to a buyer if you ever sell the house. The plan does not cover repairs; anything that fails between visits goes to the sister repair site for that appliance, with the log attached.

How the visit goes

Annual maintenance plan,
step by step.

Keep one service log for the whole house, updated at every visit and yours to keep.

01

List every appliance in the house with its make, model and age, and agree which jobs each one needs and how often.

02

Spread those jobs across the year so each visit is a sensible length and falls before the season that needs it.

03

On each visit, clean, check and adjust according to the plan, and compare the readings with the visit before.

04

Flag anything that is wearing faster than expected, and hand anything that has failed to the sister repair site.

05

Keep one service log for the whole house, updated at every visit and yours to keep.

Questions about
the annual maintenance plan.

How many visits a year does a maintenance plan include?
It depends on the house. Most homes need one or two, and a house with many appliances, pets or very hard water may need three. The schedule is set together at the start and can change as the log shows what each appliance needs.
Can appliances be added to the plan later?
Yes. When a new appliance arrives, it joins the plan at the next visit and gets its own page in the log. Fitting the new appliance itself is the job of our sister installation site.
Is the service log useful when a home is sold?
Buyers and inspectors often ask how appliances were cared for. A dated log of cleanings, filter changes and checks answers that question with facts rather than memory.
